DESIGN THEORY

Starting with the clients “wish list” or program, we develop concepts at a small
scale over the topographic site plan with hand drawn sketches. A series of meetings
follows and together with the client we put together a schematic floor plan keeping
in mind the overall project budget.

Once
the sketch plans are approved, using the latest technology, they are input into
“computer-aided-drafting” software. The Cad software allows for easy coordination
with consultants and contractors. The plans are developed further in detail with
the exterior elevations into a ¼” scale approval set..

The plans are then expanded into construction documents, coordinated
with Structural and Mechanical Engineers and submitted to the city for review.
At this time bid sets are distributed to a contractor or contractors for bids.
Six weeks later, “redline” comments from the city are corrected and re-submitted.
Upon approval by the city, a Contractor is selected, permits are paid for and
the construction begins! Design Barbarians work continues as we consult with the
Contractor to be sure the home is built with the design intact and the quality
you expect.
