Why are your prices the LEAST EXPENSIVE in Windsor Hills?
Two reasons. We do it differently than most. First, we don't use a big, fancy Management company to book our condos, you are renting directly from us - the owners. We do that to keep the cost down. We have eliminated the extra middleman /management company fees that many owners are stuck with, so we just pass those savings directly back to you instead. This saves you about $100 per week MINIMUM. Second, we want to make renting a Condo affordable for every family so hopefully you come back year after year. We know how expensive a trip to Disney can be! We know that if you try us once, you'll come back because our condo is NICE at a great PRICE.
What about extra fees and charges?
On top of each rate, add 13% tax, and a $65 cleaning fee for stays less than 7 nights.
What about a security deposit?
We do NOT collect and hold a security deposit from you while you are staying at our condo. We believe YOU should be holding your money, not us. I get asked about this all the time. If I collected a security deposit, that’s like me saying to you “hey, I don’t really trust you, so send me some money to hold instead while you are staying in our condo”. We do trust you, and we want you to have a great time at our Condo. The true answer here is that you will sign a contract that states you will not steal or damage anything inside the condo. In return, we agree to not hold your money. You should use that money to pay for Disney tickets, buying dinners for your family, playing miniature golf, and making great memories with your kids. I don’t want to hold your money. You should hold your money. Spend it if you can while on vacation! Be skeptical of anyone that asks you for a "security deposit". You don't get asked for that when you check into a hotel, why should you be asked for a security deposit when you check in to a condo?

Be sure to make your reservations early, since all units sell out every week of the year, it is the best advice I can give you - BOOK EARLY!
What is your Cancellation policy?
Up to 30 days before you arrive, you can cancel. If we are successful at re-renting your dates, then you receive a full refund of your booking deposit. We don't charge any "administrative" fee or other fee, we just send you back a check for your booking deposit. There are some scams out there where rip-off artists try to send us bogus checks and then cancel immediately to get us to send them money, so we always wait until the booking deposit check clears their bank before sending a refund to them. In overseas bookings, that can take 6 weeks or longer.
What is required to make a reservation?
When you are ready, you can e-mail me at disneyvilla@cox.net and tell us what dates you would like. We will respond to you with a CONFIRMATION and a CONTRACT for your dates. Your dates are then secure or you can Place an Instant Reservation.
When do we pay?
When you book, you will be required to pay a booking deposit of $250 with the balance payable 30 days before arrival. We subtract that $250 from your balance due. We accept personal checks, cashiers checks and money orders from USA and Canada. You can also make payment through PayPal on our secure "payment" page using VISA, Mastercard, and Discover also. But if you choose that route, you will pay an extra 3%, which is what Paypal charges us for the credit card service. If your date of arrival is less than 30 days out, you will be required to pay by credit card because we won't have time to get the check processed.
How old do I have to be in order to rent one of your condos?
You must be over age 25 or accompanied by parent or guardian to rent.
Any other fine print or rules?
Here's our "fine print": By renting, you agree to follow all local laws and Windsor Hills association rules, as well as the laws of Kissimmee Florida, all of that is on the contract. Association rules are located in the Welcome notebook inside the condo. You must sign the contract which includes waiver of eligibility, responsibility, and release. Owners reserve the right to refuse service or rental to anyone, for any reason. All bookings are on a first-come, first-served basis. Your dates are held for you by confirmation and signed contract once you agree to book the dates. Before you agree to book, (and receive a written confirmation and contract back from us), all dates are still considered for sale. Book early, as all dates sell out.
