NOTICE TO ALL BUYERS,
SELLERS AND REALTORS
Dreamland Villa is an adult 55+ retirement planned community established in
accordance with Section 1006, SC of Chapter 10 of the Maricopa County Zoning
Ordinance and Section 100.304 of the Rules and Regulations for implementation of
the Federal Fair Housing Amendment Act of 1988, as amended. Each dwelling within
Dreamland Villa, if occupied, shall be occupied by at least one (1) person not
less than fifty-five (55) years of age and no person under the age of eighteen
(18) years of age shall reside in any dwelling unit for a period of time
exceeding ninety (90) consecutive or non-consecutive days per calendar year. The
age restrictions are strictly enforced and violations will be reported to the
Maricopa County Code Enforcement Office.
Sections 7 and 14 through 19 of Dreamland Villa are governed according to
Chapter 16 (Planned Communities) of the Arizona Revised Statues.
Among other things, this means all residents within these sections must become
members of the Dreamland Villa Community Club. All the remaining sections, with
the exception of section 6, have approved mandatory membership. Mandatory
membership in these 10 sections will become effective at various times between
now and 2012. Until that time, membership in the Dreamland Villa Community Club
will remain voluntary in those 10 sections. The annual dues for membership in
the Dreamland Villa Community Club is currently $100.00 per year per person.
It is the responsibility of the realtor to inform the buyer of the status of
the home including the 55 Plus
