Whereas I Mary Sharp as the widow of Jas. Sharp deceased and the owner of a life estate to wit for my own life in a tract of land of about five hundred and fifty acres lying in Franklin County Tennessee on the road leading from Winchester of Manchester, being the same on which I now live and is bounded on the east by the lands of Dr. Wm. Estill on the south by Dr. Whitsett & Dr. Wm. Estill and Jas. H. Davis and on the west by the lands of Dr. Wm. Estill and Richard and James Sharp and on the north by the land of Thomas Howard, W. L. Embrey and T. C. Turner and is the same tract of land which was assigned to me for dower as the widow of said James Sharp, and whereas Wm. W. Sharp has agreed with that he would pay me two hundred and fifty dollars per annum during my life for said land, to commence when he gets possession and which is to be the 25th of December next and for which the said Wm. W. Sharp has given me his obligation with good and sufficient security and with which I am fully satisfied, and receive in payment for said land.

Now therefore in consideration of the premises I Mary Sharp have bargained and sold and hereby convey unto Wm. W. Sharp his heirs and assigns forever the above described tract of land and I covenant that I am lawfully seized of said land and have a good right thereto for and during my life time and will that for and extent warrant and defend the title to the said land unto the said Wm. W. Sharp his heirs and assigns forever. Given under my hand & seal this 10th day of June 1859
