Warning about mandatory up-front There are many companies, some of them very well known, making a lot of money from questionable activities other than actually selling the timeshare, such as upfront listing fees, or appraisal requirements. Several very important articles have been published in the very popular consumer watchdog timeshare-owner's magazine, TimeSharing Today at www.tstoday.com. These articles discuss sellers wasting money for mandatory unnecessary appraisals or from mandatory up-front fees. These fees are usually non-refundable. Both Timesharing Today Magazine and the A.R.D.A. Resale Task force have published that they are questioning the policy of some resale companies, wherein a timeshare appraisal must be submitted as a pre-requisite of listing a timeshare for sale. The ARDA Task Force officially bars members from requiring an appraisal. ARDA - American Resort Development Association, is the timeshare developer's watchdog organization for the timeshare industry. The above sources point out that mandatory upfront appraisal
requirements look suspiciously like an upfront fee. Due to abuses in
the past, law in the State of Florida now prohibits mandatory upfront fees. An appraisal is nothing more than an estimate of value based upon comparable past sales which result from a free-market offer and acceptance.
