Some timeshare developers, instead of selling a one-week increment, sell points that relate to an amount of time that can be spent during a given time of year, in a given resort

Points based timeshare ownership is so popular that it is changing the face and thinking of timeshare developers and timeshare exchange companies.

This trend is one reason why RCI has also entered the arena with it's RCI Points® exchange, in addition to it's traditional RCI Weeks® exchange.

So RCI now has it's traditional one-week timeshare exchange called RCI Weeks® and it's points system exchange called RCI Points®. Traditional one-week owners who own in an RCI resort which offers RCI points, can opt to pay a fee to RCI and convert their ownership to an RCI points ownership.

Cendant Corporation owns RCI. Cendant also owns Century 21, Howard Johnson, Caldwell Banker, Avis Car Rental, among other large companies. Cendant has acquired Fairfield Resorts, Inc., the largest points system developer in the USA as well as Worldmark Trendwest, the other large points developer. Cendant has announced that it will be dividing into four separate companies. set for sometime in 2006, yielding four individual companies concentrating on real estate, vehicle rental, travel, and hospitality.

Points system timeshares are popular for many good reasons:

Points are normally associated with the larger timeshare developers, and unlike traditional timeshare, the points can be used not only in one home resort but in many resorts in the developer's entire system. It's kind of like owning in all the resorts at once. Owners who own in RCI Points affiliated resorts can use their points in ANY RCI RESORT, whether it be a points resort or not.

Points-based timeshare gives owners more flexibility as to how the time can be used - a week can be split into several 1, 2 o,r 3-day increments, for example.

Some point systems are fee simple (deeded forever), and some are not.

Points are sold according to either annual or biennial (every other year) usage.

Annual-use point owners get the same number of points renewed every year, to spend in any of the resorts in that resort system.

Biennial-use points owners can use their points only every other year, typically either on the even-numbered years or the odd-numbered years.

There is a point chart for each resort showing how many points is required for a night's stay in a given size of unit, during a given day of the week, during a given time of year.

As would be expected, it expends more points to stay during the peak demand times of the year than in the non-peak times, and it takes more points to stay in a larger unit that it takes to stay in a smaller unit.

In other words you use fewer points for a given stay if you use your points in a smaller unit and during the lower demand times of the year. Conversely, the same number of points would equate to a shorter stay if you used the points to stay in a larger unit and during the peak demand times of the year, such as holidays.

The amount of time that can be used each year depends on the number of points owned, and so does the amount of the annual maintenance fee. The more points owned, the longer the right to stay, and the higher the maintenance fee

The best bargain anywhere for vacation accomodations is RCI Last Call vacations: Last Call is a clearance sale of short notice vacations: These are short notice with check-in days of 45 days or less prior to travel date. They are without a doubt the best bargain anywhere for vacation accomodations. Tips below should help you maximize your usages of RCI Last Call vacations.

For RCI Weeks members, RCI Published in Feb. 2006: Studio units are $99 USD. One-bedroom units are $149 USD. And two-bedroom units are only $199 USD. And that's for a full week! Remember, these are condo suites with kitchens, not cramped motel rooms. When you log in to RCI Weeks to search availabliity, choose "Featured Destinations" to find the most destinations.

For RCI Points members, the cost for Last Call vacations is only 9,000 points. If you own 90,000 RCI Points and took all your vacations using RCI Last Call, you could take 10 weeks of vacation on that same one annual maintenance fee associated with your ownership!

You begin to see what a unbelievable bargin Last Call vacations truly are! The ability to take multiple weeks of vacation for only one maintenance fee is by itself reason enough to own RCI Points, or add them to your ownership if you don't already own.

There are quite a number of points-system based developers, but probably the three with the largest number of resorts would be Fairfield, WorldMark, Sunterra. Note that allthough RCI is not a developer, it is an exchange company, you can use RCI Points in ANY RCI resort.

It is worth noting that the vast majority of timeshare resorts are NOT points systems. Marriott associates Marriott Rewards points with the Marriott timeshare units but these points are not the type of points we are discussing in this article.

Marriott Vacation Club 

The points concept with Marriott is different than a traditional points system timeshare.

Known as Marriott Rewards Points, the timeshare owner can choose to forego the use of the timeshare by assigning the occupancy rights to Marriott, in return for Rewards points that can be spent like dollars for things OTHER THAN TIMESHARE, such as airline tickets, Marriott Hotels, merchandise, etc.

Members can opt to convert their timeshare accommodation to points no more frequently than every other year. There is a modest charge to convert.

Note that persons who buy their timeshares on the resale market are not allowed by Marriott to opt to participate in the Marriott Rewards® Points program, unless the resale points are purchased from Marriott.

But the accommodations are so exceptional that there is still a strong demand for Marriott resales and rentals. Marriott resale buyers have told us that since they can't give up their week to Marriott (convert it to points), they simply opt to keep the week, rent it, and use the rental proceeds to compensate for not having points participation option. Hilton Grand Vacations Club
(HGV Club) points, have similarities to Marriott points, in that they can be used for benefits other than timeshare accommodations. Hilton has key resorts in Las Vegas, Orlando, and Oahu, Hawaii, plus numerous affiliated resorts.

Disney Vacation Club 
Disney Corporation has been very successful in the world of timeshare development. Offering resorts which are located both within the famous Walt Disney World Resort, as well as other locations, the accommodations are top rate and beautiful.

Bluegreen Resorts (Formerly RDI) is another developer with a nice system of resorts mostly located in the eastern USA, 3 of which are beach resorts in popular Fort Myers, FL

Shell Vacations LLC entered the vacation ownership business in 1978 with Vistana Resort in Orlando, one of the  most successful vacation ownership ventures in history.

The company introduced Shell Vacations Club (SVC) in 1999. Every night and all unit types at each resort are given specific point values. Using points as a form of currency, members use their vacation time for as little or as long as they desire, at the time of their choosing, and in the resort location and accommodations size of their choice.
