Please send all pages of the contract along with your deposit.

 

1)      Reservations: In order to secure property you must return this entire form signed and 50% of total payment within 10 days of making reservation.  The remaining balance is due 30 days prior to arrival. If final payment is made with less than 30 days before rental please add a $20 late fee (with the exception of last minute rental that occurs within 30 days of rental).  Returned checks will result in cancellation of rental and a $20 fee. 

2)      Security Deposit:  The security deposit is $500.00.  The security deposit may be retained due to damage to the property by renter and/or their guests, unwarranted service calls, long distant calls (which includes long distance internet connections)or any violation of this contract.  The security deposit will be returned within 30 days unless otherwise a written letter with a full explanation of why and how much was retained.

3)      Pets:  No pets allowed without owners consent (violation of not having prior approval will result in loss of entire security deposit and renter must vacate property immediately due to contract violation).  Only well trained dogs will be allowed.  There is a $50 per dog nonrefundable fee.  Pet must be leashed at all times when not inside the fence.  If the dog’s behavior becomes a problem for the neighbors (example: barking, wandering etc), the pet will need to be removed from the premises with no refund of the $50 fee.  Should the dog damage or destroy any property, other than the renter’s belongings, all or part of the security deposit will be deducted.  Please clean up dog feces from yard prior to vacating the property, failure to cleanup will result in partial loss of security deposit.

4)      Cancellation policy:  Cancellation will result in the loss of your deposit unless the property has been rented for the same EXACT time frame.

5)      Keys: You will be contacted via email, roughly one week prior to your rental, about obtaining the key to the house.  If the keys are lost or the key not properly returned to the lockbox (including changing the lockbox code), $50 will be deducted from the security deposit.

6)      Phone Calls:  Any long distance calls must be charged on your charge card.  Any long distance calls charged on owners’ phone bill will be charged a fee of $25.00 in addition to the cost of the call. This includes long distance internet connections.

7)      Check in and Check out:  Check in time is after 6:00 pm and check out is before 10:00 am. 

8)      Cleaning:  The house should be left reasonably clean upon departure. Please load dishwasher and run before departure.  Dish towels should be washed and dried (may be left in drier).  If there is a need for excessive cleaning (ex. Carpet or upholstery steam cleaning) we will deduct this from security deposit.  In the event of spills on carpets or furniture please use spot cleaner under the kitchen sink or in hall linen closet.

9)      Damages:  Upon check in please inspect the house and report any damages at this time.  We want you to have an enjoyable stay but please respect our property and take care of it.  Any damages will be subtracted from security deposit.

10)   NO Smoking:  Absolutely no smoking in the house (including the screened in portion of deck).  Please be considerate to use the ash trays to dispose of tobacco products.

11)   Neighbors:  Most of the neighbors are full time residents.  Please respect their property and privacy.  Please do not cross neighbor’s property to get to the boat ramp.

12)   Trash removal:  Please do not leave any trash out in the open, use the covered trashcans provided.  We do not have a trash service; the dump is just a few miles away.  Be sure to remove all trash from premises at the end of your stay.  The directions to the dump are in the rental info book.  Trash left on premises will result in a $50 deduction from security deposit

13)   Well and Septic:  This house has well and septic. Please be sure not to put any grease, coffee grinds, any food items or personal hygiene products down sinks or toilets.

14)   Service Calls:  We try very hard to keep things in good working order.  But if something fails to be satisfactory please notify us and we will do our best to fix it.  Keep in mind we are an hour and a half away and will not come down for frivolous service calls.  There will be no refunds for appliance breakdowns or malfunctions, but we will make the necessary repairs or replacements just as soon as it is possible.

15)   Personal Property:  The owner will not be held responsible for lost, stolen or damaged property, money or valuables that belong to renter.  Also, the owner will not be held liable for any accidents or injury to renter and/or guests.  Items left behind by renter can be shipped at renters request and postal expenses will be deducted from the security deposit.

16)   Emergencies:  In the event of an accident on the premises please notify us ASAP.  Also in the event that the police, fire and/or rescue are called to the property we need to be notified immediately.

17)   Number of Occupants: A maximum of 12 overnight guests permitted.

18)   Errors in printing:  Every effort is made to ensure that information in this contract is accurate and complete.  However, we cannot be held responsible for statistical or printing errors.

By signing and initialing this form and returning it with your deposit will confirm that you have reviewed, understand and will adhere to this contract.  Any violations may result in loss of security deposit and/or eviction from property with no refunds.
