Do I need a home inspection first?
With the Sellers Optional Warranty Coverage you will receive a complimentary Premarket Home Inspection performed by a participating Inspection Company. Buyers will need a Home inspection to verify covered items to be in functional working order.
What is covered?
Most Home Warranties cover Air Conditioning Units, Central Heating Units, Ductwork, Electrical Systems, Plumbing Systems, Water Heaters, Built-in Dishwashers, Built-in Microwaves, Ovens/Ranges, Garbage Disposals, Built-in Trash Compactors, and Central Vacuums. When is coverage effective?
For Buyers: Coverage is effective upon receipt of application and funds. Coverage is normally applied for at your closing of your new home.
For Sellers: Coverage is effective upon receipt of application.
The Home Warranty is renewable each year.
Can I cover my home while it's listed?
Yes! When the property is listed, and the seller agrees to provide a home warranty plan paid out of the proceeds of the closing, the seller receives coverage for an additional cost for the duration of the listing period (not to exceed 180 days). This cost will not need to be paid until closing. At closing, the Seller Home Warranty converts to an Buyer Home Warranty, providing coverage for the buyer.
