Board Budget 2006 protects Status Quo & ensures further decay (2.55% fee increase; billed 2.69% increase?)
Friends Preferred Budget 2006 provides minimal Capitol Improvements (3.59% fee increase)

The FoBH-2006 alternative budgets were (unwittingly) only prepared AFTER the BOD adopted its budget.
State law only allows us owners to "ratify" the budget adopted by the BOD.
Only negative votes cast IN-PERSON count against the BOD Budget!!!
Absent owners all count as "Yes" votes!! So to defeat the budget against the 2 mega-owners would require the physical presense of over 70 owners all voting "No".
Very unlikely!

Break-in at 1am (1//19/07) underscores caution in entering your unit - how do you know the burgler isn't still there, or might come back. Call the police immediately 645-5500

Think twice about having your electricity shut off, & good luck getting it switched back on.
What did I learn from my Oct'06 nightmare experience? Phone CL&P between 10pm & 5am at (860)947-2000, & when prompted select #3 for turn power on or off. Any other time they'll put you on hold for 15min or longer!!
CL&P will need to be let into the Laundry Room. Tell them to call Advance & have the Maintenance man meet CL&P at your building, if you cannot be there all day waiting for them.
It took me 3 weeks of frustration til I figured out the above scheme to get my power turned on!!
      Good luck!!

Despite the fact that we ratified a budget with a 2.55% increase (17 against, 3 for)
The fees are being raised 2.69%, & are due by the 10th of each month

(she & her husband, & their "Ten Beach St LLC" own ~31 units)

Flash!! The BOD voted to increase the size of the Board from 3 to 5 effective 2/15/07
This may mean there will be appointments to serve til the election in Sept'07

I saw a T-shirt 9/25/06 that said, "The beatings will continue until morale improves"
That sentiment summarizes how I felt after the Budget Ratification Meeting

Not getting results? Attend an Association BOD Meeting & speak up!
(But bring your own chair, unless you like to stand or sit on the floor!)
