Who is WLSR? WLSR is a private corporation; stockholders are all private individuals who have lots at the Great.
Where is Newberrry Springs? Newberry Springs is located approximately 12 miles east of Barstow, Ca. The property is located in the center of a triangle formed by the I15 and I40 freeways.
What is the area like? The area is rural, high desert approximately 2000 ft. elevation, with small homesteads and farms. The climate is arid, high temperatures in the summers are in the 90's to low 100's and lows in the 70's. The typical water sport season is from March through October.
How big are the lakes? The lakes are north south lakes. The big lake (west lake) is 13 surface acres, 275 feet wide by 2300 ft long. The little lake is 9 surface acres, 225 feet wide and 2000 feet long. Each lake has turn islands at both ends and a slalom course. We do not have a jump ramp. (All dimensions are approximate.)
How do the lakes ski? The lakes ski well. Numerous Western Region AWSA records have been set at tournaments held on the little lake.
What are the lots like? Each lot fronts the big lake. All but one are located on the west side the big lake, one is located at the south end of the big lake on the east side.
Which is the lot that is for sale? My lot is the fourth from the north end of the lake, the end closest to the property entrance. The lot is 2500 square feet on the west side of the big lake. The property is fenced from the access road and landscaped with cotton wood trees, Italian Cypress trees, Oleanders, and grass. All landscaping is watered with an automatic watering system.
How many people are involved in the lake? There are 14 parties, families and individuals. Each party has equal access to the lake, i.e., boat rotation, except one, who has one half rotation.
What are the rules governing boating? Only one boat is allowed at any time on a lake. You signify your desire to use the lake by putting up a red flag on the end of your dock. If you are first, you go. If there are several flags up, people go in rotation, North to South, returning to the North. Each person is allowed six passes on the slalom course or 15 minutes of any other activity such as free skiing, wake boarding, tubing, etc. Typical, individuals take only six passes on the lake for these activities too. If there no flags up, you can stay on the lake as long as you wish, or until a flag goes up.
How busy are the lakes? On a typical weekend, there are usually 4 to 5 parties using the lake. Currently, there is plenty of time to get in all the water sports you want.
How about the summer Holiday weekends? The Fourth of July is the busiest weekend of the year. Even so, there is plenty of ski time. Memorial and Labor day weekends are only slightly busier than a normal weekend.
Why are the lake used so little? The property is about 24 years old. Many original people still have lake lots. We're getting older, have developed other interest as well as the lake, have family obligations, or are tournament skiers and spend numerous weekends attending tournaments. One party is more into dirt biking and off road activities and seldom uses the lake.
What is the composition of the owners? The original owners were 100% tournament skiers and that explains the physical layout of the property. However, over the years, others have bought in and a lot of the children of the original owners have other interest. Currently I would estimate that there is approximately 30% serious tournament skiers. The balance are more into recreational sports, general skiing, wake boarding, knee boarding, tubing, etc.
Can my children use the facilities? Children less than 17 years of age can use the facility only when at least one of their parents are on the premises. Children 18 and older can use the lake without the parents being present.
Can I bring guests? Yes, however, guests may only use the lakes while you are on the premises. And, of course, you are responsible for the conduct of your guests.
Is your lot deeded? No, most lots on ski lakes in the S. C. area are not deeded. Land lakes are built on is normally zoned agriculture, and the various county's rules and regulation for sub-dividing and providing deeded lots essentially makes it prohibitive to do this.
If it is not deeded, what are you selling? I am selling a membership at the Great lakes plus certain improvements such as a cabana and personal property such as the mobile home.
What is the membership? The closest analogy is a membership in a golf club. A member has the right to use the facilities but doesn't own the golf course. At the Great Lakes, a member does not own the land, but has the right to use the facilities, i.e., lakes, other common grounds, and personal lot.
What are the rules for a membership? The membership is governed by a written agreement between the members and WLSR corporation. The key points of the membership agreement are:
Members have equal access to use and enjoy the facility as the owners.You are not an owner? No I am a member. There are pluses and minuses to being a member vs an owner. A member is not involved with setting the rules and regulations or the day to day operations of the lake. If being involved at this level appeals to you, then the membership may not be for you. On the other hand, if you would rather spend your weekends enjoying the facilities, skiing, driving, coaching, and 'puttering around' on your lot, then a membership may be right for you. Also a member is not responsible for any debts or obligations of the corporation. So when a major expense occurs, members are not assessed to pay for it.
All rules governing use of the facility (and lakes) apply equally to owners and members.
A membership renews annually automatically.
A membership may be sold on the open market.
A membership may be passed on to siblings.
Membership fees and increases in fees are specified.
The maximum number of membership and owners (boat rotations) is set at 13 1/2. Five membership and 8 1/2 owner boat rotations.
A member is not responsible for the debts or obligations of WLSR corporation.
The terms and conditions of the membership agreement can only be changed upon written agreement of WLSR and the members.
How do I get there? From Los Angeles area, take I15 to Barstow. Take I40 East. Exit at Barstow Daggett airport, turn left on Hidden Springs Rd., drive approximately one half mile to National Trails Highway (Old Route 66). Turn right, go two miles to Mineola Road. Turn left go over the railroad tracks drive one and one half miles to Silver Valley Road. Turn right, drive three miles to an intersection of Silver Valley and Herdford Rd (to the left) and Dune (to the right). Keep on Silver Valley one more mile. The lake is to your right, but all you will see is the tree line.
From Las Vegas, take I15 south and exit at Harvard Road. Turn left, drive across the Mojave River bed and continue on to where Harvard Road turns into a dirt Road. Turn right, go to Newberry Road. Turn left on Newberry Road and drive to Silver Valley Road. There is an elementary school at this intersection. Turn right on Silver Valley and drive two miles. The lake will be on your left.
From Arizona, Take I40 west, exit at Newberry Springs exit. Turn right on to National Trails highway, turn right immediately on the freeway frontage road. Drive approximately three quarter mile and turn left on Mountain View. Take Mountain View approximately three and half miles to Newberry Road. Turn left on Newberry, drive one mile to lake which will be on your left.
