If you plan to do any work which
requires approval of the ACC, you may obtain the necessary request forms by
contacting any of the ACC committee members or clicking on the "ACC Request
Form" button above.
Because we work and sometimes travel, please submit requests for waiver
well ahead of scheduled work. You
should not sign a contract or make any commitment until you have received ACC
approval of the request.

The Willow Oaks Protective Covenants were designed to protect our property
values and the appearance of our neighborhood.
The covenants require you to get approval of the ACC prior to making any
modifications outside of your home. If
in doubt, please contact an ACC member to discuss the project.
3. The ACC is empowered to grant waivers to the
protective covenants or if required, enforce them. The covenants grant the ACC sole discretion to determining the
rules under which it will operate.
While not all encompassing, the rules under which this ACC will operate
are:
a.
Sheds-
May be approved if they conform to the architecture of the home, i.e. siding and paint consistent with the
exterior of the home and a pitched roof with asphalt roof, and if possible not
be visible from the street. Sheds may not exceed 150 square feet and
must conform to the City of Hampton requirements for placement and
anchoring. Metal and Rubbermaid sheds will not be
approved.
b.
Fences-
Split rail fences are the norm.
However, other fencing options, i.e. decorative, wrought iron, privacy,
etc. may be approved for specific cases.
All wooden fences must be stained or treated with a wood preservative and be
maintained. (ie: broken or warped boards must be replaced and the fence
restained or retreated as needed) Chain link fences will not be approved.
c. Exterior Paint and Trim- Changes to the existing paint schemes require ACC approval. The rational for this is to prevent unacceptable exterior paint schemes. Repainting exterior surfaces with existing color does not require ACC approval. Changes to exterior surfaces, i.e. replacement of aluminum siding with vinyl, requires ACC approval.
d. Neighbors Input- You are required to get the signature of all neighbors who have line of sight to your proposed project, indicating agreement or disagreement to the project. Although this is not the final determining factor in the approval/disapproval process, the attitude of your neighbors is important since they must live with the results.
4.Hampton
City Codes. The ACC cannot waive
Hampton City Code requirements.
Therefore, you are responsible for ensuring your project meets city code
requirements or for obtaining necessary waivers if it does not. However please keep in mind the ACC is the
only waiver authority for items in the Willow Oaks Protective Covenants.
5. Maintaining the appearance of Willow Oaks is
a cooperative effort. We rely upon each
other to help insure the provisions and intent of the covenants are
observed. If you have any questions
